Bus/Topology question

Hello,
due to lucky circumstances I’m building a house , it will be a factory-made one - 3 floors, around 10 rooms, 210 m2.
I know Python and Linux, and I have played with Arduino, and now I found RevPi which seems the way go for my house automation.
I’d like to have sensors in every room:
- Temperature/humidity
- Light sensors
- Motion detection (corridors only)
- Windows/Doors Reed contact sensors
and then be able to control in every room (per switch and from RevPi):
- Roller Shutters
- Dimmable Lights
- Floor heating
Now, after reading a week about modbus, 1-wire, knx, … I feel like 20 years ago when I had to plan server/pc hardware to ensure it will work with *BSD and Linux.
I’m not into fancy stuff - just reliable, as open as it gets and not costing a fortune.
I have the challenge to design the electric and automation wiring upfront, as it will be done in the factory.
… and so I am completely uncertain on which bus or combination of buses I should invest my resources.
I’d love to hear some suggestions on how to best utilize the RevPi to build my house automation around it.
